Short (5 minute) walk from the tube, or a 10 minute stroll! Nice area with a few bars, restaurants, mini supermarket etc. Room itself was fine, nice big comfy bed, clean, and good amenities. Would def stay again, good location for Wembley/Cricket/City

This pub/bed and breakfast is conveniently located in St. John's Wood, a residential suburb of London. It is an easy walk to the underground station, food stores, restaurants, and sidewalk cafes. The rooms are basic and adequate, offer no frills, but are clean and comfortable. Breakfast is offered, either continental or full, at an additional reasonable cost and must be ordered at time of check in.
There is a flight of 18 stairs to the rooms and no elevator. The doors to the outside are always locked and the keys have to be inserted just right in order for them to work. Coming home late in the dark was tricky as there was no light in the doorway.
Room was not big enough to relax in but is ideal as a base and if just requiring a place to sleep. Room clean and tidy and food served at the pub excellent and good value. All staff friendly, helpful and chatty. Found this pub/accomadation excellent for location and wound have no problems in recommending to friends and to make furture bookings.
Very central London location right next to Regents park and yet it felt like staying for bed and breakfast in a country pub. My room looked over the road but was quiet, the furnishings are basic but clean. The atmosphere in the pub is great and I enjoyed a Thai meal. Breakfast is basic but good value. You'll have a hard time finding such great value in the centre of London but it wont appeal to those who like the luxuries that a large hotel can offer.
What a great find! This lovely accommodation above a nice pub that serves nice breakfast and also has delicious Thai restaurant below along with traditional pub food is a delight! The rooms are nicely decorated and our service was warm and efficient. We enjoyed a great 3 nights here using the nearby St Johns Wood tube to transfer from Eurostar from Paris, all around London the to Heathrow to fly out! We watched the wedding of William and Kate in our room. St Johns Wood is near beautiful Regent Park and many other interesting places. We'd definately stay here again. It's real value for money.
The beds are very comfi, very spacious bathroom, old installations but well maintaned. Very friendly and helpful staff. Thai food at the pub is delicious. Located away from the city, nice neighborhood. I only stayed one night on a monday so could barely hear noise from pub below around 10-midnight, don't know about weekends.
Access to rooms from the pub below is a bit difficult if you have a lot of luggage, 2 or 3 levels of stairs, depending on the room you get. No lifting.
The staff were very helpful in providing information, making suggestions, and generally making our stay comfortable.
The room was a little small, but that is to be expected in London.

On a very cold night our stay at the New Inn was very comfortable and the evening meal well recommended. Altogether a very pleasant overnight stay. Would highly recommend the hotel.
Just a small niggle - the drinks at the bar were rather expensive but probably reflect London prices!

We liked the location, in a nice neighborhood close to shopping, a park, and a pleasant 10-min. walk to the tube. We also enjoyed eating lunch at the pub over which our room was situated. Our host was very helpful, and the room seemed more roomy for the price than similar establishments we considered.
After hours when the pub was locked, we had a hard time unlocking the back door - could use a light out there. A minor quibble, since there were guests still up relaxing in the pub, who let us in.
Owner charming, breakfast first class, room quiet except for kitchen fan on and off all night (room 5) We would stay again but try another room.
